A trusted property partner for your clients

For more than twelve years, we've partnered with accountants, mortgage brokers and financial professionals, providing new-property strategy, research and client support, while your client relationship remains yours.

A personal welcome
from Emma Allen

In this short video, Emma shares why we've created this page, what we're seeing across the new property landscape, and how the resources below can support you and your clients.

Active Property Investing track record: only 13% of properties pass research, 12 years specialising in new property, 500+ new properties settled

A track record you can stand behind

For twelve years, we've guided hundreds of investors through every kind of market. But the number we're most proud of is the one we say no to. Of every hundred properties we assess, around thirteen reach a client. The rest, we pass on. So by the time an opportunity reaches your client, it has already survived that scrutiny.

Emma Allen, Founder of Active Property Investing

“The recent reforms have changed the conversation. They haven't changed what makes a good property investment.”

Successful investing still depends on strategy, disciplined research and selecting the right property for the right brief. Those principles have guided API for more than twelve years, regardless of market conditions.

The API Approach

Twelve years refining the client experience

  • Strategy

Every engagement begins with understanding the client, defining the brief and building confidence before a property enters the conversation.

  • Research

Markets, locations and opportunities are assessed through a disciplined research framework before anything is presented.

  • Support

From contracts through to settlement and beyond, clients are guided through every stage with clear communication and ongoing support.

Our research culling process

This is the discipline behind that selection. Refined over the years, it assesses each location against the fundamentals that drive growth and tenant appeal: economic, population and infrastructure trends, town planning, public and private investment, and the risks sitting beneath the surface. We weigh risk against opportunity and share what we find, so your clients decide with confidence.

The research culling process: an identified opportunity is assessed against economy, population, infrastructure, planning and investment risk

A partner for the long term

Our relationship with a client rarely ends at settlement. We are there for the second property, the third, the fourth, growing the portfolio alongside your advice as circumstances change. One client has purchased five properties with us, each acquisition building on the last. It is why our work is guided by three values: Quality, Collaboration and Service Excellence.

Long-term growth cycle: strategy feeds each successive property, from the first through to the fifth

Our process

The process behind
every purchase

Strategy, research and support, applied the same way from the first conversation to well beyond settlement.

  • Strategy

Every engagement starts with the client's goals and brief, before any property is considered.

  • Research

Locations and new builds are assessed through a disciplined process, and most are passed on.

  • Secure

When a property fits the brief, we guide the client to contracts with clarity on every term.

  • Support

As the build runs, we keep the client informed and supported. The build stays the builder's responsibility.

  • Settle

We manage settlement and the handover, so ownership transfers without any chasing.

  • Grow

We hand over to property management and stay alongside for the next property, and the one after.

Meet the high-performing
team behind your clients

Behind every client is a team that communicates at each stage: strategy, review, contracts, pre-settlement preparation, settlement, and the handover to property managers. Wherever the property is, we build the right team around your client, so they are supported from the first conversation to keys in hand, and well beyond.

beyond the property

Not all new property is created equal

Rising values once masked weak selection. That cover is gone. The reform makes new property the tax-efficient path, but long-term performance still depends on the quality of the selection. Research begins long before a contract is signed.

Five questions we work through

  • Population growth

Is population growth supporting long-term demand?

  • Managed supply

Is new supply being carefully managed, or oversupplied?

  • Local employment

What industries are driving local employment?

  • Tenant profile

Who is the likely tenant profile?

  • Long term growth

Will owner-occupiers want to buy this property in ten years?

Investing In New Property In FY2027: What Every Investor Needs To Know

What our partners
are saying

  • API gave us a partner-ready research document we could put in front of clients. That alone was worth the engagement, and the rest of the process kept that bar.

  • The first conversation set the tone. We knew exactly what our clients would get and why. No hard sell, just a clear path.

  • API treats our referrals the way we treat them ourselves. That trust is what makes the partnership worth it.

FAQs

Common questions from partners

  • What counts as a "new build" under the reform?
Eligible new builds include off-the-plan apartments, knock-down rebuilds that increase the dwelling count, residential construction on previously vacant land, and properties occupied less than twelve months before first sale. Regulations are still being finalised.
  • My client already owns established property. What changes for them?
Nothing, for as long as they hold the asset. Established property owned before 7:30pm on 12 May 2026 (including properties under contract at that time) is grandfathered. Existing arrangements continue under current rules until sale.
  • How is a hosted session shaped for my client base?
A preliminary call discusses attendees and desired outcomes. Emma builds the session from there. The default frame is the post-budget landscape and what new property does for clients deciding between established and new.
  • Is there a cost to me or to my clients?
The session is offered to partners at no cost. In-person events may involve venue or catering expenses covered by the host partner, discussed during the kick-off call.
  • What happens to a referral who turns out to be aspiring, not active?
The client goes onto the Active Investor Path, a named education program with reading, webinars, and an open-door reassessment. Partners receive an explanation of the routing decision.
  • My firm is not on the partner network yet. Can I still refer or host?
Yes. Start with the form below. A short conversation first, then we move into the referral or the session from there.
